The Warm Homes Loan Scheme, explained.

A new way to pay for solar panels, a battery or a heat pump. From September 2026 there are government backed low interest loans for them, and our finance partner Neo Loans, an FCA authorised credit broker, can take you through the options. You do not need a mortgage. There is no income test and no minimum EPC rating. This page explains how it works, what it covers, and how to get started.

What it is

A government grant to the lender, so the lender can charge you less.

The scheme does not lend to you and does not give you a grant. It pays participating lenders a capital grant of up to 20% of each eligible loan, on condition the saving is passed on as a lower interest rate.1

Who it is for

Owner occupiers of existing homes and private landlords borrowing personally. There is no income threshold, no minimum EPC rating and no property type restriction; the lender runs its normal affordability and credit checks.1

What the rate looks like

The grant is sized to cut the lender’s starting rate by up to five percentage points. Published guidance points to products between 0% and 3%. The actual rate is set by each lender for each product, so ask before you compare.2

What it is not

Not a grant to you, not a government loan, and not automatic. A loan still has to be affordable and you still have to be accepted. Terms run from three years, and the money is paid to the lender in arrears once the installation is verified, which is why the MCS certificate matters.1

How it works

Four steps, in the right order.

The mistake people make is chasing the finance first. A lender needs a quote for an eligible measure from an MCS certified installer, and the grant to the lender is only paid once the installation is verified. So the survey comes first, and Neo Loans picks it up from there.

1. Survey and quote

Free, in person. You get an itemised quote with an MCS performance estimate, the document a lender expects to see.

2. Talk to Neo Loans

Tick the box on the form and Neo Loans, our finance partner, will contact you about the loan options, including Warm Homes Loan Scheme products as lenders launch them. You are free to arrange your own finance instead.

3. The lender decides

Normal affordability and credit checks. Nothing is installed until you have a decision you are happy with.

4. Install, certify, verify

We install, issue the MCS certificate and the electrical certificate, and the lender uses that to verify the installation and claim its grant.

Timing

What is live, and when.

June 2026

The Department for Energy Security and Net Zero published the scheme rules and opened the first application window for lenders.1

September 2026

The first consumer launch phase. Products appear as each approved lender goes live, so what is available changes month to month. Neo Loans keeps track of that so you do not have to.1

Late 2026 and 2027

A second lender application window opens in late 2026 for onboarding in early 2027, so the list of lenders should grow.1

FAQs

Loan scheme questions, answered

Is it a grant?

Not to you. The grant goes to the lender, which must pass it on as a lower interest rate. You borrow and repay in the normal way, at the reduced rate.

Do I need a mortgage to use it?

No. The scheme sits outside the mortgage system. The loan comes from a participating lender, and Neo Loans can find the right one for you; products are expected to include unsecured and secured options.

Can a landlord use it?

Yes, a private landlord borrowing personally for a property they let. Companies are not the target of the scheme as published.

What interest rate will I get?

Whatever the lender sets for the product, after the grant. The grant is designed to cut up to five points off the lender’s starting rate and published guidance points to products between zero and three per cent. Compare the actual rate on the offer, not the headline.

Can I use it with the Boiler Upgrade Scheme?

Yes. The heat pump caps are set before the Boiler Upgrade Scheme grant is deducted, so the loan covers what is left after the grant.

Does Energy Giants arrange the loan?

No. We survey, quote, install and certify. Neo Loans, our finance partner, handles the finance conversation if you ask us to pass your details on. Any agreement is between you and the lender.

Do I need a particular EPC rating?

No. There is no minimum EPC and no income threshold in the scheme rules. A house at band E qualifies as readily as one at band C; the lender’s affordability check is what decides it.

The upfront cost was the problem. This is the first scheme aimed at it.
